As closing day approaches, many home sellers wonder what they’re expected to do before handing over the keys. Preparing your home properly helps ensure a smooth final walkthrough and prevents last-minute issues before the sale is finalized.
One of the most important steps is removing all personal belongings from the property, unless certain items were specifically included in the purchase agreement. Any items negotiated in the sale—such as appliances or fixtures—should remain in the home for the buyer.
Most real estate contracts also require the home to be left in “broom-swept condition.” This means the property should be reasonably clean, with floors swept, trash removed, and no leftover belongings.
Sellers should also remember to clear out garages, patios, yards, and other outdoor areas. If the home includes security systems or smart home devices, make sure they are properly disconnected or transferred before closing.
Another common mistake is turning off utilities too early. Electricity, water, and gas should remain active until escrow officially closes so the buyer can complete the final walkthrough.
Finally, make sure to leave behind keys, garage remotes, and any access devices the new owner will need.
A little preparation can go a long way in making the final steps of your home sale smooth and stress-free.
