To see how reliable it really is, they conducted an interesting experiment by asking ChatGPT to price the same home from two completely different perspectives—a seller hoping to maximize value and a buyer looking to get the best deal.
The results were surprising.
Depending on the way the question was asked, ChatGPT provided very different answers. In one scenario, it supported the seller's higher valuation. In another, it suggested the buyer could be overpaying. While AI can process information quickly, it often reinforces the viewpoint of the person asking the question rather than providing the kind of real-world insight that comes from years of experience in the market.
The discussion also covers why AI should never be relied upon to interpret a home inspection report, determine repair requests, or help navigate complex negotiations.
